Where is asbestos found in homes?
Roofs, eaves, cladding, fences, bathrooms, vinyl, flues and some insulation — especially in pre-1990 Australian houses.

In Australian homes, asbestos was commonly used in roofs and eaves, external cladding, fences, bathroom and laundry walls, vinyl flooring, switchboard backing, flues and some insulation — especially where the fabric dates from before 1990. That list is a map of suspicion, not a diagnosis. Engage a licensed asbestos professional. You cannot confirm asbestos by looking.

The usual domestic list
- Roof, ridge, gutters — corrugated cement sheet (often called Super Six in Queensland and still ordinary on sheds and sleep-outs)
- Eaves and gables — thin painted cement soffits on bungalows and veneers
- External walls — fibro cladding, scored “timber” planks, sleep-out linings
- Fences, sheds, carports — flat cement palings and linings
- Bathroom, laundry, kitchen — wet-area wall and ceiling sheet, splashbacks, bath panels
- Floors — vinyl tiles and some adhesives
- Services — switchboard backing, flues, some insulation

Why “pre-1990” is a screening question, not a certificate
Australian public pages use the late-1980s / 1990 window because asbestos-cement products were ordinary until then, and the national prohibition on new use completed at the end of 2003. A house built in 1995 can still have an older sleep-out that was never replaced. A house sold in 2018 can still have 1978 eaves. Age of the fabric you are about to disturb matters more than the year on the title.
NSW public sites state that 1 in 3 homes may contain asbestos. That is a published state-level figure, not a test result for a particular eave in Parramatta. Victoria asks whether the home was built before 1990. Neither question replaces a competent person.
What this list is not
It is not permission to open a wall. It is not a claim that every pre-1990 bathroom lining contains asbestos. It is not a claim that post-1990 fabric is automatically clear. Lookalikes exist. Later fibre-cement can copy the profile. Paint hides stamps.
It is also not a workplace asbestos register. Registers and management plans are a WHS conversation for PCBUs — see asbestos registers and management plans. Do not invent a homeowner legal duty from that workplace framework.
How the list changes by capital — still not a diagnosis
Sydney’s west and south-west are famous for fibro; inner-west bungalows hide later wet-area sheet. Melbourne pairs terrace and weatherboard fronts with 1960s–80s additions. Brisbane adds Queenslander sleep-outs, humidity and Super Six. Perth used cement palings as ordinary boundary fabric. Adelaide bungalows hide painted soffits on the plains and hills. City hubs sit at Sydney, Melbourne, Brisbane, Perth and Adelaide.
Bathrooms have their own historic note: was asbestos used in bathrooms and the hub asbestos in the bathroom.
What to do with a location you have just noticed
Leave it. Do not drill a camera into an eave because this list mentioned soffits. Do not lift a vinyl tile “to see the adhesive”. Do not walk a roof to confirm Super Six. Describe the suburb and the element, then request a licensed assessment via contact us or [email protected].
If a competent person decides a sample is needed, they use a NATA-accredited laboratory. See asbestos testing. If the plan is removal, verify the licence class on the state register. Always engage a licensed asbestos professional. Never DIY.
A note on “I only want to change one thing”
People often say they will leave the roof and “just” replace a fence, or leave the fence and “just” drill the eaves. Each element is its own sample conversation if it will be disturbed. A negative result on a paling does not clear a bathroom lining. Plan the work you will actually do, then test that fabric through a licensed professional.

Why lists go stale and still matter
Product names in Queensland and ASEA public material — Versilux, Hardiflex, Hardiplank, Tilux, Super Six — are clues from a 1970s catalogue, not a certificate for the sheet in your laundry. New paints hide old joints. A 1998 kitchen in a 1962 house does not modernise the eaves. Use the list as a pause button, then engage a licensed asbestos professional before you disturb any line on it.
