How to use these answers
Every answer in the FAQ block starts with the sentence you can quote. This body is the longer corridor behind those sentences: why we refuse DIY, how the 31 December 2003 ban actually works, where testing sits, and which regulator owns a live register. If the question is “is this van licensed this afternoon?”, that is a regulator question. This compilation is independent. It is not Safe Work Australia, ASEA, or a state inspector.
Why every DIY question gets the same first sentence
No — engage a licensed asbestos professional. Model WHS rules and some state pages describe limited exceptions for 10 m² or less of non-friable ACM. The ACT requires a licence for any removal. Those pages also say there is no known safe level of exposure and that they strongly recommend a licensed removalist. We mention 10 m² only to reject it as a how-to. We will not publish steps, tool lists, PPE shopping lists, or wrapping diagrams, because those read as permission to DIY. The short legal explainer is can you legally remove asbestos yourself.
If you have already broken a sheet: stop, keep people away, and call a licensed professional. Do not sweep. Do not household-vacuum the dust. Do not load palings into a general skip. See asbestos collection and disposal.
Ban date versus the house you are standing in
A national ban on asbestos-containing materials took effect on 31 December 2003. That stopped new manufacture, import and use. It did not empty Super Six roofs, Hardiflex walls, Versilux wet areas or cement fences. Existing installed materials can remain until a licensed professional manages them. “Remain” is not “ignore damage”. “Remain” is not “water-blast the eaves for a sale”.
Australia put the fibre into more than 3,000 product types. ASEA’s householder screening question is still the useful one: was the house built or renovated before 1990? If yes, plan work as if some ACM may be present. Age of the fabric you will disturb matters more than the year on the title.
Identification, bathrooms, vinyl, and the photograph myth
You cannot know from a photograph. Appearance only raises suspicion. NSW’s asbestos site states you cannot tell by looking. Confirmation needs a competent person and a NATA-accredited laboratory. Yes — bathrooms used cement wall and ceiling sheets, vinyl, splashbacks and bath panels in pre-1990 wet areas. Do not prise tiles to see behind them. Read asbestos in the bathroom. Vinyl tiles and some sheet-vinyl backings and adhesives can contain asbestos. Do not sand or scrape them.
Intact bonded materials generally present a lower risk than damaged ones. That is a professional assessment. Do not disturb a lining to check. The short piece is is asbestos safe if undisturbed.
Testing, Class A, Class B, and clearance
Get testing done before you disturb suspect materials, or whenever a renovation, sale or insurance conversation depends on knowing. Do not post a chip in a shopping bag. An assessor arranges the sample. We do not publish a price or a turnaround. Ask the person sending the sample. Detail: asbestos testing. Adelaide’s historic testing path is asbestos testing Adelaide.
Class A can remove friable and non-friable asbestos. Class B covers non-friable work. Confirm the licence with the state regulator — not a logo. Class A (friable) jobs require a licensed asbestos assessor to issue clearance. Other jobs may still need clearance under the WHS rules that apply. This site does not issue clearance certificates. A pile leaving the driveway is not enough. How long a job takes depends on access, weather, waste booking and air monitoring. We will not invent a day-count.
This site, prices, and selling a house
We are not a removal company. We publish information and refer people toward licensed professionals. We do not publish prices. They move with access, waste fees and whether material is friable. Ask a licensed removalist for a quote on the actual job.
A house with asbestos is not unsellable. Many Australian houses still contain ACM. Buyers and agents should treat pre-1990 fabric as suspect and arrange professional assessment — not a DIY strip-out to “make it sell”. Water-blasting Super Six or sanding Hardiflex before an open home is how bonded sheet becomes a contamination story.
