If you are buying or selling an Australian house built or renovated before 1990, treat asbestos-containing materials as a due-diligence question — not as a photograph, and not as a weekend strip-out. Engage a licensed asbestos professional if you need identification, testing or removal. This site does not invent a legal duty that every homeowner must commission an asbestos report before listing. Conveyancing rules vary by state. Read your contract and a licensed conveyancer or solicitor. We are not either.

Always hire a licensed asbestos professional for work on suspected ACM. Never DIY.

What a sale does not prove

A 2019 transfer does not prove a 1974 eave is asbestos-free. A renovated kitchen does not prove the wet-area substrate was replaced. A building report that says “appears in good condition” is not a NATA certificate. NSW public sites say 1 in 3 homes may contain asbestos — a state-level figure, not a result for the house you are about to exchange on. Victoria asks whether the home was built before 1990. Buyers: questions that stay honest

Ask the age of the fabric you will disturb, not only the year on the title. Ask whether anyone has already opened a bathroom, roof, fence or sleep-out. Ask whether a competent person has sampled anything, and keep the laboratory pages if they exist. Ask who would remove ACM if the contract requires it — then verify that person’s Class A or Class B licence on the state register yourself.

Do not treat an advertised “renovator’s delight” as permission to start demolition between exchange and settlement. Do not walk a Super Six roof during an open home to “check”. Do not lift a vinyl tile in a laundry. Curiosity is disturbance.

If you want testing, arrange it through a licensed professional — should you get asbestos testing done. This site will not invent a price or a turnaround.

Sellers: what we will not tell you that you must do

We will not write that every Australian vendor must supply an asbestos register. Workplace registers are a WHS duty for PCBUs — see asbestos registers and management plans. Do not copy that framework onto a householder and call it law.

We will not invent a disclosure sentence for your contract. We will not tell you to pull a fence down before listing so the photos look cleaner. Removing ACM to “tidy the block” is still removal. Engage a licensed asbestos professional. Waste is not a mixed skip — asbestos collection and disposal.

If a previous attempt left a pile under a tarp, do not hide it in a trailer the night before the auction. Request licensed collection — asbestos collection and removal.

Reports, buildings and other people’s paperwork

Pre-purchase building inspections can flag suspect fabric. They are not always a laboratory identification. Pest reports are not asbestos reports. Strata reports for units can mention common property; they still do not let you open a wall. If a report recommends a licensed assessor, that is the next person — not a hardware-store kit.

Disclosure is not a DIY strip-out

Vendors sometimes want sheets gone “so the photos look clean”. That is how weekend exposures start. Buyers sometimes want a laboratory certificate for every lining before exchange. That is a negotiation with a competent person, not a crowbar in the inspection period. Many Australian houses still contain ACM. That fact alone does not make a house unsellable. It does mean you should engage a licensed asbestos professional before anyone disturbs pre-1990 fabric to “help the sale”.
